Ariel Shaeps

Ari is a real estate and construction partner with decades of experience advising institutional developers, publicly traded REITs, landlords, sponsors, limited partners, financial institutions, and other parties in construction and real estate transactional matters. He is also the co-chair of the firm's Construction Group. His practice spans every step of the development process, from site acquisition and due diligence to design, construction, asset management, and disposition. Ari provides clients with practical legal and business advice, as well as valuable insights on market trends.

Ari has advised on over $18 billion in construction contracts, counting among his projects iconic developments such as Athletics Stadium on Las Vegas Boulevard and San Francisco’s Salesforce Tower. Along the way, he has developed strong working relationships with most of California’s major design and construction firms, enabling him to streamline efficiencies and optimize deals. He leverages his experience and market knowledge to anticipate and mitigate risks. Ari’s practice is collaborative and deal-oriented.

Ari is an avid surfer and traveler, and he combines his two passions as often as possible. He resides in Venice, California, with his wife and two children.

Sports, entertainment, and hospitality

  • Athletics Holdings – Athletics Ballpark, Las Vegas. Construction counsel to the Athletics, a Major League Baseball Franchise, for the development of a state-of-the-art multipurpose sports and entertainment venue. The $1.5 billion project located on the Las Vegas Strip will be designed by Bjarke Ingels Group, with HNTB as the Architect of Record and built by the Mortenson McCarthy joint venture. The venue will span 9 acres with a 33,000-person capacity and an 18,000-square foot jumbotron. Located at the former Tropicana site, the project will include a two to three-acre plaza and the largest cable-net glass window in the world, which will provide ballpark attendees with a view of the Las Vegas skyline.
  • Witter Rugby Field, Berkeley. Construction counsel for a $50 million renovation of a new state-of-the-art rugby stadium, benches, and locker room facilities at the University of California, Berkeley. The project will be designed by ELS Architecture and Urban Design and will be built by Vance Brown.
  • Henry E. Huntington Library and Art Gallery, San Marino. Construction counsel for the $100 million renovation of the historic Huntington Library and Art Gallery by DPR Construction. With over one million visitors annually, the Huntington Library is a globally recognized cultural institution with over 120 acres of botanical gardens, extensive research archives, and rare collections spanning nearly 1,000 years.
  • Kennedy Wilson – Kona Village, Hawaii. Construction counsel to Kennedy Wilson, a global real estate investment firm with $21 billion in assets under management, in the renovation of the iconic Kona Village Resort originally built in the 1960s and spanning 80 acres of geologic landscape. The $500 million project was constructed by Nordic PCL Construction, Inc. and drew inspiration from the history of the site, local culture, and natural elements.
  • GAW Capital Partners – The MacArthur Hotel, Los Angeles. Construction counsel to Gaw Capital Partners, a real estate private equity firm with $32.5 billion in assets under management, for the $50 million renovation of a historic Los Angeles hotel originally built in 1926. The 170,000-square-foot property was renovated by Hopkins Construction.
  • Petersen Automotive Museum, Los Angeles. Construction counsel in the iconic redevelopment of the Petersen Automobile Museum, now a Los Angeles landmark. The $50 million project was designed by House and Robertson and constructed by Matt Construction.

Office/mixed-use

  • Boston Properties, Inc. – Salesforce Tower, San Francisco. Construction counsel to Boston Properties, the largest publicly traded developer in the United States, in the development of Salesforce Tower. The 1.4-million-square-foot workplace tower stands at 1,070 feet, adjacent to the Transbay Transit Center in San Francisco, and was one of the largest development projects in the nation at the time of contract execution. The project has been the recipient of numerous industry honors, including the 2020 American Architecture Award from The Chicago Athenaeum. The $1 billion project was designed by Pelli Clarke Pelli and constructed by Clark Construction.
  • Boston Properties, Inc. – Platform 16, San Jose. Construction counsel for negotiation of the contracts for Platform 16, an urban campus near Diridon Station in downtown San Jose. The planned 1.1-million-square-foot Class A office development, featuring 16 terraces, is located on a 5.4-acre site adjacent to Google’s planned transit village. The design build construction contract with Devcon is expected to surpass $500 million.
  • Boston Properties, Inc. – Almaden Office Towers, San Jose. Construction counsel for negotiation of Almaden Office Towers located in downtown San Jose. Designed by KPF, the construction contract with Webcor Builders for two connected 16-story office towers and nearly two million square feet of space is expected to surpass $600 million.
  • Kilroy Realty Corporation – Columbia Square, Los Angeles. Construction counsel for the development of Columbia Square, the historic former CBS headquarters. The 4.7-acre mixed-use media campus includes 700,000 square feet of additional office, retail, and residential space. The $600 million project was designed by House & Robertson Architects and constructed by Hathaway Dinwiddie Construction Company.
  • Hunter Properties – Block 3, San Jose. Allen Matkins served as construction counsel to Hunter Properties, a major Silicon Valley developer, in the development of Block 3, the latest phase of the 36-acre CityLine Sunnyvale development, one of Silicon Valley’s largest transit-oriented developments. The $400 to $500 million Block 3 project, located at the former Macy’s site, will include two residential towers with 480 units, 600,000 square feet of office space across two seven-story buildings, and ground-floor retail space. The project will also include a planned open area to be known as Redwood Square. CityLine Sunnyvale is a joint venture between Hunter Properties and Sares Regis Group of Northern California.
  • Lincoln Property Company – 350 Bush, San Francisco. Construction counsel to Lincoln Property Company, a diversified real estate firm with over $82 billion in assets under management, for the development of a 19-story, 372,000 square foot Class-A office tower in San Francisco’s North Financial District and the first new office tower in that area in over a decade. The project, which incorporates the historic San Francisco Mining Exchange Building as its primary entry, was recognized as a 2018 “Real Estate Deal of the Year” by the San Francisco Business Times. The development also includes a five-story, 56,000-square-foot office and retail building at 500 Pine St., with a rooftop park. Valued at over $130 million, the tower was designed by Heller Manus Architects and constructed by Hathaway Dinwiddie.
  • Bardas Investment Group – Echelon Studios, Los Angeles. Construction Counsel for Bardas Investment Group, a boutique real estate development and investment firm, in the development of the $450 million Echelon Studios project in Hollywood, in partnership with Bain Capital Real Estate. The project will transform a five-acre long-closed Sears store into the area’s first purpose-built studio campus in over two decades. The campus will include four 19,000-square-foot sound stages, a 15,000-square-foot flex stage, and 90,000 square feet of creative office bungalows. The development, which will span a full block, will be flanked by a pair of mid-rise buildings, including 350,000 square feet of creative office space. The project designed by House & Robertson Architects and constructed by MATT Construction.

Multifamily

  • Boston Properties, Inc. – MacArthur Transit Village, Oakland. Construction counsel for the development of a 402-unit apartment tower adjacent to Oakland’s MacArthur BART station. The construction contract with Build Group for this vibrant transit-oriented development exceeds $265 million.
  • Greystar/JP Morgan – Greystar Real Estate Partners/Greystar Construction, South Main. Construction counsel to Greystar Construction in the drafting and negotiation of the construction contracts for the South Main mixed-use development, spanning six blocks and eight acres in Redwood City. South Main will transform former auto sales, repair, and warehouse space into a vibrant, walkable community with 540 residential units (27% of which will be affordable housing), a childcare facility, 28,000 square feet of retail, and 530,000 square feet of office space. The project, spread across five towers, will offer one of the largest chunks of speculative office space in the western region in terms of square footage and value. The cost of construction for this project ranges between $900 million and $1 billion.   
  • Olympic Residential Group/JP Morgan – Aster Avenue, Sunnyvale. Construction counsel for the development of a 412-unit apartment transit-oriented project featuring a public plaza and bicycle and pedestrian bikeways connecting to the adjacent Caltrain Station. The construction contract with SBI Builders, Inc. will exceed $190 million.
  • Westlake Realty/Northwestern Mutual – Ryder Square Apartments, Santa Clara. Construction counsel for the development of a Class-A apartment community consisting of 328 apartment units and a seven-story concrete parking structure. The approximately $200 million project was designed by LPAS Architecture and will be constructed by Western National Builders.

industrial

  • Link Industrial – Seattle, Washington. Construction counsel to Link Industrial, a Blackstone company with nearly 450 million square feet of U.S. logistics assets under management, for the ground-up development of an industrial project comprised of six single-story warehouse buildings totaling approximately 823,544 square feet. The $20 million industrial campus will be built by Sierra Construction Company Inc.
  • Link Industrial – Depot Park, Sacramento. Construction counsel for the ground-up development of a 500,000-square-foot industrial project in Sacramento. The design build construction contract was negotiated with Buzz Oates.
  • Outrigger Industrial – Covina Lane, La Puente. Construction counsel to the global real estate investment management company with $15 billion in gross asset value, for the ground-up industrial development with KPRS Construction Services Inc. The $16.4 million project was designed by Ware Malcomb.
  • Chedraui USA – Rancho Cucamonga. Construction counsel to Chedraui USA, the fourth largest grocery retailer in California and parent company for El Super, Smart & Final, and Fiesta Mart, in connection with the design and construction of a 1.4 million square foot next-generation distribution facility in Rancho Cucamonga, comprised of over 500,000 square feet of cold storage and/or refrigerator space. This nearly $100 million project will be designed and constructed by Arco Construction.
  • Graymark Capital – 3960-3980 Fabian Way, Palo Alto. Construction counsel to an industry-leading San Francisco commercial real estate firm since 2012 with 3.5 million square feet and over $1.7 billion of value with a focus in institutional life science, office, R&D, and industrial properties in the Western U.S. The 24,000 square foot project located in the Peninsula submarket, a major life science hub in the United States in the San Francisco Bay Area will be designed by DGA.

life science

  • Fifth Space (formerly Associate Capital) – Potrero Power Station, San Francisco. Construction counsel to Fifth Space in the redevelopment of a power station in Dogpatch, San Francisco. The project includes a $1 billion medical facility to be built by Webcor and leased by the University of California, San Francisco for cancer treatment and research.
  • Kilroy Realty Corporation – Oyster Point & The Cove at Oyster Point, San Francisco. Construction counsel to Kilroy, one of the largest developers on the West Coast and recipient of NAIOP’s “Developer of the Year,” in connection with the next phase of the REIT’s Oyster Point waterfront office, life science, and lab campus in South San Francisco. The entire Oyster Point project will cover more than four million square feet to be built across five phases. The second phase of the project includes 860,000 square feet of office and lab space across three buildings, with an expected investment of roughly $1,000 per square foot. The Cove is a seven-building, 20.1-acre Class-A life science campus within an amenity-rich environment spanning one million total square feet. The $940 million project, designed by DGA Architects, will be constructed by Hathaway Dinwiddie Construction Company.
  • Kiroy Realty Corporation – 9455 Towne Center Drive, San Diego. Construction counsel for the development and construction of a five-story life science project in San Diego’s La Jolla submarket. The $75 million 160,000-square-foot project, designed by Flad and Associates and certified LEED Platinum Core & Shell, was constructed by Swinerton Builders.

infrastructure, government, and education

  • Cunningham Development Company – FBI Field Office, Sacramento. Construction counsel for the ground-up development of a $45 million FBI field office with Walsh Construction as design-build contractor.
  • Metlife – Seaport Plaza, Redwood City. Construction counsel for MetLife, one of the world’s leading financial services companies, in connection with a quasi-public levee improvement project on behalf of Redwood City. 
  • Westside Neighborhood School, Playa Vista. Construction counsel to Westside Neighborhood School for the conversion of an office building to a school. The project, located in Playa Vista, was designed by House & Robertson Architects and will be constructed by Del Amo Construction.
  • Marlborough School, Los Angeles. Construction counsel to Marlborough School in Los Angeles for the development of a new gymnasium. The gymnasium was designed by Parallax Associates and constructed by Del Amo Construction.
  • St. Matthew's Parish School, Pacific Palisades. Construction and environmental counsel for the rebuild of a church and school in the Pacific Palisades.
