Brian W. Michel

Partner

Brian is a real estate partner in the Century City office. He advises some of the largest national commercial owners and tenants, as well as small family offices and boutique investment firms, in real estate transactional matters, with an emphasis on leasing agreements. He has leased tens of millions of square feet of commercial space, ranging from transactions involving large multifaceted ground-up development projects for institutional owners to smaller simple lease agreements. His practice encompasses all facets of the leasing and management process, including drafting and structuring ground leases, resolving landlord-tenant disputes, lease amendments, and workouts.

Prior to working at Allen Matkins, Brian was a litigation associate in the Los Angeles area. He is also a certified mediator in the state of Texas.

LEASING TRANSACTIONS

  • H. Snyder. Represented landlord in the lease of 116,000 square feet of office space to a prominent retail client in one of the largest office leases in Los Angeles of 2023.
  • Various industrial tenants. Prepared and negotiated leases for industrial and distribution spaces across the western U.S.
  • Hunter Properties. Represented Hunter Properties in an approximately 650,000 square foot lease to Verizon at the ground-up development Coleman Highline project in San Jose, California.
  • CIM. Represented CIM in an approximately 360,000 square foot lease to Square, Inc. at the ground-up development Uptown Station project in Oakland, California. This was the largest tech. lease in Oakland's history.
  • Kilroy Realty Corporation. Represented Kilroy Realty Corporation in an approximately 355,000 square foot lease to Netflix at the ground-up development Academy on Vine project in Hollywood, California.
  • The Kroenke Group. Represented The Kroenke Group in an approximately 235,000 square foot lease to the NFL Network at the ground-up development Hollywood Park project in Inglewood, California. This was the anchor lease for the office portion of the Hollywood Park development, which development includes SoFi Stadium.
  • Kilroy Realty Corporation. Represented Kilroy Realty Corporation in an approximately 215,000 square foot amended and restated lease to Scan Group at Kilroy Airport Center Long Beach.
  • Tishman Speyer. Represented Tishman Speyer in an approximately 100,000 square foot lease to Fandango/NBC at 407 North Maple Drive in Beverly Hills, California.
  • Clarion Partners and Lincoln Property Company. Represented Clarion Partners and Lincoln Property Company in leasing an entire approximately 90,000 square foot building to Awesomeness, LLC in the Pen Factory project in Santa Monica, California.
  • Artisan Realty Advisors. Represented Artisan Realty Advisors in leasing an entire approximately 70,000 square foot building to Sinclair Broadcast Group in the Lantana project in Santa Monica, CA, together with a give-back amendment for the tenant who previously leased 200,000 square foot of space in the entire project.
  • LaTerra Development. Represented LaTerra Development in leasing an entire approximately 70,000 square foot project to ZestFinance, Inc. in Hollywood, California.
  • Healthpeak Properties. Represented Healthpeak Properties, as the tenant, in an approximately 55,000 square foot lease expansion amendment for its headquarters in Irvine, California.
  • Tishman Speyer. Represented Tishman Speyer in an approximately 50,000 square foot lease to LMU at the Brickyard project in Playa Vista, California.
  • Healthpeak Properties. Represented Healthpeak Properties, Inc. in leasing an entire approximately 41,000 square foot bio-medical building in San Diego to Tealium Inc.

  • Tishman Speyer. Represented Tishman Speyer in its sale of the Continental Grand office project.
  • Tishman Speyer. Represented Tishman Speyer in its sale of the 520 Broadway office project.
  • Artisan Realty Advisors. Represented Artisan Realty Advisors in its purchase of a retail project in Hollywood, California.
  • Duesenberg Investment Company. Represented Duesenberg Investment Company in its separate sales of low-income housing projects.
  • GAW. Represented GAW in its purchase, lease-back, and subsequent sale, of two separate multi-use projects in Hollywood for redevelopment purposes.
