Ariel Shaeps

Partner

Ari is a partner in the Century City office who advises institutional developers, publicly traded REITs, landlords, sponsors, limited partners, financial institutions and other parties in construction and real estate transactional matters. His practice encompasses every step of the development process, from site acquisition and due diligence to design and construction to asset management and disposition. As real estate and construction counsel, Ari provides clients with practical legal and business advice as well as insights regarding market trends.

Ari has advised on over $14 billion in construction contracts, counting among his projects iconic developments such as San Francisco’s Salesforce Tower. Along the way, he has developed strong working relationships with most of California’s major design firms and contractors, which enables him to streamline efficiencies into optimized deals for his clients. He leverages his experience and market knowledge to anticipate and mitigate risks, working across the table from a diverse cross section of constituents. Ari’s practice is collaborative and deal-oriented.

Ari is an avid surfer and traveler, and he combines his two passions as often as possible. He resides in Venice, California, with his wife and two children.

Mixed-Use

  • Kilroy Realty Group. Construction counsel for a wide array of commercial projects in the Bay Area, Southern California, and Austin, including the following:
    • 333 Dexter (Seattle, WA). Advised on the development of a $370 million mixed-use office complex consisting of two, 12-story towers totaling 645,000 square feet, including 13,000 square feet of retail space.
    • Columbia Square (Los Angeles, CA). Counsel on the $600 million development of Columbia Square at the site of the historic former CBS headquarters in Hollywood. The 4.7-acre mixed-use media campus includes 700,000 square feet of additional office, retail, and residential space.
    • One Paseo (San Diego, CA). Counsel on the development and construction of a $350 million mixed-use project in San Diego's Del Mar submarket.
    • Academy on Vine (Los Angeles, CA). Construction counsel for the development of a 3.5-acre $150 million urban campus covering a full city block in Hollywood, consisting of three low-rise office buildings, a 20-story residential tower, a production studio, and retail space, totaling 355,000 square feet.
  • Boston Properties. Construction counsel for a $265 million transit-oriented, mixed-use project adjacent to the MacArthur BART station in Oakland, CA. The project features 402 apartment units, including 45 affordable units, and 13,000 square feet of retail space.
  • Greystar/JP Morgan. Advised Greystar Construction in the drafting and negotiation of the construction contracts for the South Main mixed-use development, spanning six blocks and eight acres in Redwood City, CA. South Main will transform former auto sales, repair, and warehouse space into a vibrant walkable community with 540 residential units, 27% of which will be affordable housing, a childcare facility, 28,000 square feet of retail, and 530,000 square feet of office space.
  • Hunter Properties. Advised on the development of Block 3, the latest phase of the 36-acre CityLine Sunnyvale development, one of Silicon Valley's largest transit-oriented developments. The $400 to $500 million Block 3 project, located at a former Macy's site, will include two residential towers with 480 units, 600,000 square feet of office space across two seven-story buildings, and ground-floor retail space.
  • Bardas Investment Group. Represented a boutique real estate development and investment firm in the development of the $450 million Echelon Studios project in Hollywood, CA, in partnership with Bain Capital Real Estate. The project will transform a 5-acre former Sears store into the area's first purpose-built studio campus in over two decades.

Life Science

  • Kilroy Realty Group.
    • The Cove at Oyster Point (South San Francisco, CA). Construction counsel on the next phase of the $940 million Oyster Point waterfront office and lab campus in South San Francisco. The entire Oyster Point project will cover more than 4 million square feet to be built across five phases. The second phase of the project includes 860,000 square feet of office and lab space across 3 buildings.
    • 9455 Towne Center Drive (San Diego, CA). Construction counsel for the development and construction of a $75 million 160,000-square foot life science project in San Diego's La Jolla submarket. The project is certified LEED Platinum Core & Shell.
  • Graymark Capital. Construction counsel on the development of 3960-3980 Fabian Way, a two-building life science/R&D campus in Palo Alto, CA.

Office

  • Kilroy Realty Group.
    • The Exchange on 16th (San Francisco, CA). Advised on the construction of a four-building, $350 million office project covering approximately 700,000 square feet in San Francisco's Mission Bay district.
    • 2100 Kettner (San Diego, CA). Construction counsel on the $60 million development of a 235,000-square-foot, six-story building - the largest new office development to date in San Diego's Little Italy neighborhood.
    • 333 Brannan (San Francisco, CA). Counseled on the development of 333 Brannan, a six-story, 185,000-square-foot building and a major marker in the transformation of San Francisco's SoMa district.
    • One Paseo (San Diego, CA). Advised on the development of a $130 million project in San Diego, featuring a six-story, 280,000-square-foot Class-A commercial office space.
  • Boston Properties.
    • Platform 16 (San Jose, CA). Negotiated the construction contracts for Platform 16, a 1.1-million-square-foot Class A office development, located on a 5.4-acre site adjacent to Google's planned transit village. The design build construction contract is expected to surpass $500 million.
    • Salesforce Tower (San Francisco, CA). Construction counsel for the development of Salesforce Tower, a 1.4-million-square-foot workplace tower that was as one of the largest development projects in the nation at the time of contract execution. The $775 million project has been the recipient of numerous industry honors, including the 2020 American Architecture Award from The Chicago Athenaeum.
  • Artisan Realty Advisors. Construction counsel for the $20 million development of PCT (formerly known as Pacific Corporate Towers) an iconic, three-tower office campus on 11.75 acres in El Segundo, CA.
  • Lincoln Property Co. Construction counsel for the $50 million development of 300 Grant, a six-story, 70,000-square-foot retail and office ground-up development in San Francisco's Union Square district.

Industrial

    • Link Industrial. Construction counsel to Link Industrial, a Blackstone company, for a ground-up industrial project in Seattle, WA, and a 500,000-square-foot ground-up industrial facility in Sacramento, CA.

Retail

      • DJM Capital Partners. Construction counsel for the $100 million adaptive reuse of the iconic Hollywood and Highland project in Los Angeles, CA. As part of the renovation, the shopping center, located on Hollywood's Walk of Fame, was renamed Ovation Hollywood.
      • The Festival Companies. Construction counsel for the renovation and remodel of the Royal Hawaiian Center in Waikiki, HI. With more than 110 shops and restaurants in three four-story buildings, the 310,000-square-foot, $50 million Center is one of Hawaii's largest shopping malls.
