Kyle Y. Hoshide

Partner

Kyle is a partner in the Century City office and a member of the firm's Real Estate practice. Kyle's primary practice includes the representation of public and private REITs and institutional and other investors, owners and developers in commercial office, retail, and industrial leasing transactions, acquisition, disposition and development (including office, retail, industrial, multifamily and hospitality) transactions, and other property ownership / management-related matters (including CC&Rs, easement, property management, and brokerage agreements).

Kyle has negotiated acquisition/disposition transactions totaling in excess of $7 billion and commercial leases totaling in excess of 10 million square feet of space. In particular, his landlord representation engagements have included the representation of commercial office buildings throughout the United States (including California, Hawaii, Illinois, Maryland, and Washington) totaling in excess of 20 million square feet of space. Kyle also has extensive experience representing tenants in commercial leasing transactions, including a start-up high-tech mobile phone and mobile phone service company in its nationwide roll-out of flagship retail store locations.

Kyle's clients include Anderson Real Estate/Topa Property Group/Duesenberg Investment Company, Artisan Ventures, Axium Infrastructure, Extended Stay America, GTIS Partners, Hines, Northwood Office, OTO Development, Starwood Capital Group, Tishman Speyer Properties, Unibail-Rodamco-Westfield, and Zions Bancorp.

  • Manhattan Village. Sale of 3500 N. Sepulveda Boulevard (including a 18,950-square-foot commercial building), in Manhattan Beach, California.
  • Lantana Media Campus. Sale of Lantana Media Campus at 3301 & 3003 Exposition Boulevard in Santa Monica, California.
  • El Segundo Office Projects. Acquisition of office building projects at 300/400 North Continental Boulevard, 1960 E. Grand Avenue, and Continental Park (2120 Park Place, 2121-2175 Park Place, and 800 Apollo Street) in El Segundo, California.
  • Industrial Development. Sale (and prior related ground lease) of 240-acre site on behalf of family trust for industrial development in Ontario, California.
  • Wilshire Courtyard. Acquisition of Wilshire Courtyard, a multi-building, Class A office project (containing approximately 990,000 square feet) in the Mid-Wilshire area of Los Angeles, California.
  • The Campus at Playa Vista. Sale of The Campus at Playa Vista (12015-12045 Waterfront Drive), a multi-building, Class A office project (containing approximately 320,000 square feet) in Playa Vista, California.
  • FAA Headquarters. Acquisition of Federal Aviation Administration headquarters office building (containing approximately 240,000 square feet) in Des Plaines, Illinois.
  • The Michelson. Sale of The Michelson (3151-3161 Michelson Drive), a multi-building, Class A office project (containing approximately 500,000 square feet) in Irvine, California.
  • Beverly Hills Portfolio. Sale of equity interests of institutional investor's Beverly Hills, California, portfolio (totaling approximately 600,000 square feet).
  • Vacant Development Site. Acquisition of 64-acre parcel of land in Playa Vista, California, for commercial development.
  • Border Patrol Facility. Acquisition of 68,000-square-foot General Services Administration (GSA) Border Patrol facility in McAllen, Texas.
  • Parkway Plaza. Acquisition of Parkway Plaza shopping center in Napa, California.
  • Warehouse and Distribution Center. Sale of warehouse and distribution center property in Riverside, California.
  • Shopping Center Portfolio. Sale of owner's California shopping center portfolio, with properties located in Tustin, Upland, Capitola, Visalia, and Napa.
  • Yamashiro Restaurant. Acquisition of historic Yamashiro Restaurant property (and related hotel and apartment improvements) in Hollywood, California, on behalf of joint venture with foreign investors.
  • Hotel Developments. Acquisition and entitlement of national hotel development sites in Redwood City and Belmont, California on behalf of OTO Development.
  • Multifamily Assets. Acquisition of various multifamily properties in Los Angeles, California, on behalf of foreign investors.
  • Industrial Projects. Multiple acquisitions of forward industrial development projects in South Carolina and Tennessee on behalf of a New York-based global real estate investment firm.
  • Hotel Portfolio. Sale of Los Angeles, California, hotel portfolio (4 hotels) for one of North America’s largest integrated hotel owner/operators.

LEASING

  • Studio Space. Owner representation in connection with multiple studio license agreements at project in Boyle Heights, California, totaling over 500,000 square feet.
  • 1800 Avenue of the Stars. Landlord representation in connection with a global alternative investment manager’s 200,000-square-foot office lease at 1800 Avenue of the Stars in Century City, California, and related relocation transactions totaling over 300,000 square feet.
  • 1900 Avenue of the Stars. Landlord representation in connection with multiple full-floor and multi-floor office leases with law firm and corporate tenants at 1900 Avenue of the Stars in Century City, California.
  • Pacific Corporate Towers. Landlord representation in connection with start-up company's 50,000-square foot office lease at 100 N. Pacific Coast Highway in El Segundo, California.
  • 1801 Century Park East. Tenant representation of major law firm in three floor office lease at 1801 Century Park East in Century City, California.
  • Mission Rock. Landlord representation in connection with a global payments technology company’s 300,000-square-foot office lease in a to-be-constructed mixed use project, known as Mission Rock, near AT&T Park/SF Giants Stadium in San Francisco, California.
  • Natomas Development. Landlord/developer representation in connection with a Fortune 500 health insurance company’s 535,000-square-foot office lease in a to-be-constructed multi-building office project in Sacramento, California.
  • The Park at Crossroads. Landlord/developer representation in connection with 93,000-square-foot build-to-suit lease transaction with regional bank at 13300 Crossroads Parkway North in City of Industry, California.
  • 111 Pfingsten. Landlord representation in connection with 46,000-square-foot lease renewal of international financial services firm at office building at 111 Pfingsten Road, in Deerfield, Illinois.
  • 2777 N. Ontario. Acquisition and lease-up of a 120,000-square-foot creative office building at 2777 N. Ontario Street, in Burbank, California, including related leases of 47,000 and 24,000 square feet.
  • Multi-State Office, Retail, and Industrial Office, retail, and industrial leasing and related property management matters for a family-owned real estate and development firm’s Southern California and Hawaii portfolio (totaling over two million square feet).
  • Southern California Office and Industrial Portfolio. Office and industrial leasing and related property management matters for a private real estate investment and operating company’s Southern California portfolio (totaling over two million square feet).
  • Southern California Office Portfolio. Office leasing and related property management matters for Tishman Speyer’s Southern California office portfolio (totaling over two million square feet).
  • Pacific Northwest Office Office leasing and related property management matters for public REIT Kilroy Realty’s Pacific Northwest office portfolio (totaling over two million square feet).
  • California Retail and Office Retail and office lease restructuring transaction for landlord Lubert Adler, including in connection with a major retailer bankruptcy filing.
  • 1840 Century Park East. Landlord representation in connection with 70,000-square-foot office lease transaction, relocating a major international law firm's Los Angeles headquarters to Class A office space at 1840 Century Park East in Century City, California.
  • 400 S. Hope. Landlord representation in multiple office lease transactions for major international and national law firms leasing in excess of 300,000 square feet of Class A office space at 400 S. Hope Street in Downtown Los Angeles, California.

Solar

  • Utility-Scale Solar PV Generation Facilities. Real estate and financing counsel for utility-scale solar PV generation facilities in California, including Edwards Sanborn (multiple sites totaling over 4,000 acres in Kern County), Daggett (3,500-acre site in San Bernardino County), Crimson (over 2,000 acres of BLM land in Riverside County), and Rexford (site in excess of 2,700 acres in Tulare County) projects.
  • Various Solar Development Projects. Assists developers with securing site control for solar and energy storage projects throughout California through the negotiation and closing of option agreements, ground leases, and purchase and sale transactions, as well as with other related pre-construction real estate matters.
