Eric J. Shelby

Eric is a partner in the firm's Century City office, where his practice focuses on high-end, full-building, and headquarters commercial leasing. He represents landlords and tenants in complex office, retail, and industrial leasing matters, as well as related development transactions, throughout California and in major markets nationwide.

Eric also has significant experience in telecommunications transactions and has negotiated and drafted a variety of agreements governing the delivery of telecommunications services to tenants and other users. Building on this experience, he has represented clients in multiple transactions involving lease contingencies tied to the availability of electrical service and power capacity — an increasingly important consideration for data center, telecommunications, and AI-related users as demand continues to strain existing infrastructure.

Eric regularly handles some of the most significant leasing transactions in the Los Angeles market. In 2024, Allen Matkins represented parties in five of the 10 largest office lease transactions in Los Angeles, and Eric served as lead lawyer on four of those transactions, representing landlords in three and a tenant in one.

  • Talent and Entertainment Agency Headquarters. Represented the landlord in amending and restating an approximately 250,000-square-foot headquarters lease in a premier Beverly Hills office building, retaining the tenant in its headquarters for an additional 10-year term.
  • Major National Utility Headquarters. Negotiated a 15-year, 200,000-square-foot headquarters lease, including building naming rights, for a utility serving approximately 21 million customers. The premises span eight floors of a 52-story office tower in downtown Los Angeles’ Bunker Hill district. The transaction was one of the largest office leases completed in downtown Los Angeles in 2024.
  • International Law Firm Renewal and Expansion. Negotiated, on behalf of the landlord, a renewal and expansion that increased the tenant’s footprint by more than 75,000 square feet to more than 130,000 square feet in an 800,000-square-foot Century City office tower.
  • Artificial Intelligence Company Headquarters. Negotiated, on behalf of the landlord, a 260,000-square-foot San Francisco headquarters lease for a leading artificial intelligence company. The transaction was one of the largest office leases in San Francisco in 2025.
  • Electric Aviation R&D Full-Campus Lease. Negotiated, on behalf of the landlord, a full-campus lease of a 500,000-square-foot, five-building research and development campus in the South San Jose market.
  • Restaurant Company Regional Headquarters Lease. Negotiated, on behalf of the landlord, a 250,000-square-foot lease of a five-building mixed-use campus in Orange County for the tenant’s western regional headquarters and test-kitchen operations.
  • Orlando Mixed-Use Development. Represented the developer in leasing a large-scale mixed-use project, including a full-building lease for a 4,000-seat entertainment venue to a major live entertainment company.
