Nancy Grant Waters

Senior Counsel

Nancy forms an integral part of her clients’ teams. While called upon to handle the most complex real estate sales and acquisitions and large commercial leases, she also serves as a trusted advisor on clients’ day-to-day business operations by leveraging her broad-ranging practice, which includes purchase and sale agreements, commercial leases of all sizes, complex title analysis and easements, and property management agreements.

Nancy concentrates her practice on real property dispositions, acquisitions, and leasing. She has represented developers and investors in transactions involving office buildings, development parcels, hotels, multi-property portfolios, retail shopping centers, residential properties, and industrial complexes. Nancy's substantial experience in title matters enables her to quickly distill risks and develop mitigation strategies for clients.

At Allen Matkins, Nancy excels at coordinating attorney/associate teams and mentoring junior attorneys. Nancy's unique approach to mentoring leads associates to comprehend deal context and leverage in order to ensure that the client's best interests are served.

Prior to becoming an attorney, Nancy taught English at Colegio Maria Alvarado in Lima, Peru, and was a middle-school teacher in Los Angeles. She is a passionate world traveler, and her experiences and understanding of different business methods help inform her work as an attorney. During law school, Nancy was a law clerk in the Finance Division of the Office of General Counsel for the United States Small Business Administration in Washington, D.C. She was also a member of Street Law Society, where she taught legal awareness to at-risk students in the Crenshaw District of Los Angeles.

  • Global Real Estate Investment Company. $80.5 million acquisition of three multi-building office complexes in Denver, CO.
  • Property Management Company. Negotiation of leases for two national anchor tenant affiliates in New Hampshire retail center, totaling 45,000 square feet.
  • Family Trust. Sale of over 615 acres of forestry land spread across two counties in northern California.
  • Global REIT and Asset Management Company. Lease of over 60,000 square feet of industrial space to an international car company in Anaheim, CA.
  • Private Equity Company. Negotiation of a single-tenant office lease in Santa Monica, CA to national real estate brokerage company.
  • Real Estate Joint Venture. Negotiation of a ground floor boutique gym lease at a mixed-use residential and retail project in Century City, CA.
  • Private Client. Acquisition of a $20 million residence in the prominent Bel Air neighborhood of Los Angeles by U.S. Ambassador, including solving issues relating to vesting and correcting issues in the chain of title.
