Partner

Crystal is a partner in our Century City office's real estate group whose practice involves multiple facets of real estate transactions, specifically including acquisitions and dispositions (including note purchases and subsequent foreclosure or deed-in-lieu of foreclosure processes and negotiations), commercial leasing, real estate joint venture agreements, ground lease and development transactions and other documents relating to the ongoing operation and management of commercial property, including easements, covenants, conditions and restrictions, property management and brokerage agreements. She represents landlords, tenants, sellers, buyers, developers, and other real estate users, ranging from entrepreneurial individuals and entities to real estate investment trusts and other highly sophisticated institutional investors. Crystal also serves on the firm's Management Committee.

Acquisitions & Dispositions

  • Acquisitions and dispositions of office buildings and/or developable land totaling more than $3 billion, including: the acquisition of Block 40 in Mission Bay, San Francisco, for approximately $95 million; the acquisition of 303 Second Street in San Francisco for approximately $237 million; the acquisition of the 276,000-square-foot Plaza Yarrow Bay office campus (the largest office sale in 2010 in the Puget Sound region) entitled for 80,000 square feet of additional development, for approximately $100.3 million; the acquisition of 100 First Street in San Francisco for more than $191.5 million; the acquisition of 2211 Michelson Drive in Irvine, California, for approximately $103 million; the acquisition of Key Center in Bellevue, Washington, for approximately $217 million; the acquisition of 201 Third Street in San Francisco for approximately $103.3 million; the acquisition of 555 and 595 Mathilda Avenue in Sunnyvale, California, entitled for creation of an office campus for LinkedIn, for approximately $107.6 million; the disposition of 15004 Innovation Drive and 10243 Genetic Center Drive in San Diego for approximately $147 million; the portfolio disposition of approximately 40 industrial properties in southern California for approximately $335 million in the aggregate; and the portfolio disposition of approximately 12 office properties in the San Diego area for approximately $297 million.
  • Acquisitions of buildings totaling more than $650 million including 222 Kearny Street in San Francisco for approximately $34.9 million, One and Two Rincon Center, containing 482,000 square feet of office space and 99,000 square feet of retail space, in San Francisco for approximately $185 million, 625 2nd Street in San Francisco for approximately $56.4 million, and three office properties located in the Seattle area of Washington for $380 million.
  • Represented Frank McCourt in the real estate components of the $2.15 billion sale of the Los Angeles Dodgers in 2012, including brand new, originally drafted covenants, conditions and restrictions governing the use of the stadium and parking lots, which are owned by separate ownership entities for the first time in Dodgers history, and the sale of the parking lots (for $150 million) to a joint venture between Frank McCourt and an affiliate of the Dodgers' owner.
  • Acquisition of a multi-building office project in Pleasanton, California, for approximately $160 million.
  • Disposition of a retail shopping center in Los Angeles for approximately $115 million.
  • Acquisition of 9900 Wilshire, one of the highest profile real estate properties in the U.S., for $148.3 million, and subsequent disposition for over $400 million.
  • Acquisition of 535 Mission Street in San Francisco for approximately $71 million and 2440 West El Camino Real in Mountain View, California, for approximately $71.5 million and diligence components of its acquisition of the Transbay Tower site in San Francisco.
  • Acquisition of the Courtyard Marriott Marina del Rey (now Doubletree Hilton) for approximately $53 million.
  • Purchase of the El Capitan Theater in Hollywood, California, for approximately $28 million.
  • Acquisition (and subsequent disposition) of 255 California, a 173,747-square-foot Class A office building in San Francisco, for $42 million (subsequently sold for approximately $75.8 million) and a $47.1 million note secured by 550 Kearny Street, San Francisco, California, for $37.75 million (and subsequent deed-in-lieu of foreclosure) (subsequently sold for approximately $76 million).
  • Acquisition of an approximately $72 million note secured by 370 Third Street, San Francisco, California, for $45 million.

LEASING TRANSACTIONS

  • Office leasing matters for Embarcadero Center, an approximately 3.3 million square foot, premiere office project in San Francisco.
  • Office leasing matters for One Concord Center in Concord, California, including for two full floor (approximately 25,000 square feet) leases.
  • Office leasing matters for Rosewood Commons in Pleasanton, California, including full floor and full building leases.
  • Lease of approximately 36,000 square feet to United Business Media, and approximately 17,500 square feet to BitTorrent.
  • Office leasing matters for 333 Bush St., 543,000-square-foot office building in San Francisco, including several full floor leases and a 90,000 square feet lease with a major law firm.
  • Renewal of a full building (approximately 79,000 square feet) lease at 10929 Disk Drive in Rancho Cordova, California, and a new, approximately 50,000 square foot lease in the adjacent building located at 10940 White Rock Drive in Rancho Cordova.
  • Build-to-suit lease for headquarter offices in downtown Los Angeles.

DEVELOPMENT TRANSACTIONS

  • Restructuring of the Royal Hawaiian Hotel ground lease (one of the most valuable ground leases in Hawaii).
  • Multi-billion dollar proposed sale and development of a multi-phase mixed-use project with Archstone on a 55-acre site in the heart of the Platinum Triangle.
  • Option to ground lease and ground lease for potential location of Broad Art museum in Beverly Hills.
  • Developing recorded covenants, conditions and restrictions for a newly constructed, mixed-use project in Los Angeles.
