Erin L. Murphy

Partner

Erin is a real estate partner and chair of the Los Angeles Real Estate Practice Group. She advises institutional investors, asset management firms, and other sophisticated clients on commercial transactions, with an emphasis on leasing. Erin leads a team of transactional attorneys to successfully resolve the full range of leasing issues—both common and unique—encountered across asset types, including office, retail and shopping centers, multifamily, and industrial. 

Erin serves as primary leasing counsel for some of the nation’s largest landlords, overseeing more than 4.5 million square feet of office, retail, and industrial space across the western United States. Along with her leasing practice, Erin has closed on the acquisition and disposition of commercial properties nationwide. Her practice covers the full spectrum of leasing, purchase, and sale issues, such as straight leases, renewals, broker listing agreements, sublease and assignment transactions, and negotiating merchant-builder purchase and sale agreements for planned communities, as well as negotiating purchase agreements for the sale and acquisition of office, industrial, and multifamily properties.

Erin's clients appreciate her quick turnaround on leasing transactions and her ability to pull in extensive market knowledge and insight to further their investment goals, shaped by her decades of experience across market cycles. There is very little that Erin and her team have not seen or handled. That collective knowledge means clients are not paying her to get up to speed if and when complex problems surface.

When needed, Erin can identify and quickly leverage resources from her colleagues in tax, bankruptcy, and creditors’ rights, land use, environmental, and other areas of law, allowing her to efficiently uncover a problem, its root cause, and come up with a timely solution. She also has a vast network of local counsel across the United States, as well as a strong reputation among influential brokers, who trust her to close important deals.

  • Landlord. Drafting and negotiating leases, tenant work letters, and lease amendments in connection with more than 1.5 million rentable square feet of office space in the Denver, Colorado, metro area.
  • Landlord. Drafting and negotiating leases, tenant work letters, and lease amendments in connection with more than 1.3 million rentable square feet of office space in the Seattle, Washington, metro area.
  • Landlord. Drafting and negotiating leases, tenant work letters, and lease amendments in connection with more than 1.55 million rentable square feet of office and retail space in the San Francisco-Oakland-San Jose metro area and Orange County, California, metro area.
  • Landlord. Drafting and negotiating leases, tenant work letters and lease amendments in connection with more than 1.8 million rentable square feet of office, retail and industrial space in projects located in California, Arizona, Kansas, and Virginia.
  • Tenant. Represent oil and gas companies in various leasing transactions, including HQ leases and subleasing office space.

ACQUISITIONS & DISPOSITION

  • Buyer. Advised investment firm in the purchase of a seven-property Southern California multifamily portfolio.
  • Seller. Counseled institutional asset management firm in the sale of assets throughout the U.S., including its recent disposition of an industrial property in Santa Fe Springs, California.
  • Developer. Acquisition and financing of several properties located in Southern California for the development of affordable housing mixed-use communities.
  • Developer. Sale of real property to merchant-builders for a planned community in California.
