Brad H. Nielsen

Partner

Brad is a partner in the Orange County and San Diego offices. Brad's practice involves all aspects of real estate transactions, including primarily the leasing of office, industrial, and retail properties, ground leases, acquisitions, dispositions, CC&Rs and REAs, easement agreements, telecommunication license/access agreements and broker/listing agreements. Brad represents investment companies, developers, pension funds, real estate investment trusts and other entities in connection with a wide variety of commercial and residential real estate matters across the country. In connection with his leasing practice, Brad represents both landlords and tenants in office, industrial, retail, medical, shopping center, and mixed-use projects throughout California, Arizona, Nevada, Utah and various other states. In the past 20 years, Brad has completed commercial leasing transactions totaling more than 50 million square feet, representing a broad range of clients from large institutions to small family-owned companies. In addition, Brad has extensive experience in the acquisition and disposition of commercial office portfolios, retail and industrial centers, and entitled and unentitled raw land.

  • Office Landlords. Leasing of more than 10 million square feet of office space located in California, Arizona and Nevada (including a two-tower office deal in 2013 involving approximately 500,000 square feet of office space in Woodland Hills, California). 
  • Industrial Landlords. Leasing of more than seven million square feet of industrial space in Southern California (including a 1.15 million square foot deal in 2013 in Long Beach, California). 
  • Retail Landlords. Leasing of approximately one million square feet of retail space located in Orange County, California, including the negotiation of "big-box" leases with major tenants. 
  • Developer. Acquisition of raw land in San Bernardino County, California, and Long Beach, California, and ultimate development and disposition of 10 separate "build-to-suit for sale" industrial buildings totaling approximately five million square feet. 
  • Developer. Development and disposition of eight separate "build-to-suit for sale" industrial buildings in Santa Fe Springs, California, totaling approximately 350,000 square feet. 
  • Seller. More than 15 transactions involving the acquisition and disposition of more than 3,000 residential lots from/to national homebuilders.
